One of the most rewarding parts of being a mortgage broker is having the opportunity to meet people face-to-face and answer questions that can truly make a difference in their lives.
Recently, I was invited to participate as a mortgage resource at the Mid-Michigan VA Benefits Fair. Throughout the day, I had the chance to speak with veterans from every stage of homeownership. Some were thinking about buying their first home, while others wanted to know if they could use their VA loan benefit again or refinance an existing mortgage.
What stood out to me wasn’t how complicated the questions were—it was how often the same concerns came up.
Many veterans have earned one of the most valuable home loan benefits available, yet they’re still unsure how the program works or have heard misinformation over the years.
I thought it would be helpful to share some of the most common questions I was asked during the event. If you weren’t able to attend, hopefully these answers help you better understand the VA loan benefit you’ve earned.

What Credit Score Do I Need?
This was probably the question I heard more than any other.
The VA itself doesn’t set a minimum credit score requirement. Instead, individual lenders establish their own guidelines. While many lenders look for a score somewhere around the low- to mid-600s, every situation is different.
Credit scores are only one piece of the puzzle. Income, debt-to-income ratio, payment history, available assets, and overall financial stability are all considered during the approval process.
The important takeaway is this:
Don’t assume you’re automatically disqualified because of a number you saw on a credit monitoring app.
Many veterans qualify when they didn’t think they would.
Can You Help Me Improve My Credit?
Another question that came up repeatedly was whether I could help someone improve their credit before the mortgage pre-approval.
Absolutely.
One of the advantages of working with a mortgage broker is helping people create a roadmap instead of simply saying “come back later.”
Sometimes improving your mortgage qualification is as simple as paying down one credit card, correcting an error on your credit report, or waiting for a recent balance update to report.
Other situations require a longer-term plan.
Everyone’s credit profile is different, which is why personalized guidance is so important.
The goal isn’t just raising a credit score—it’s helping position someone for the best mortgage options available.
Am I Too Old to Buy a Home?
This question surprised me because I heard it several times throughout the day.
The short answer is no.
Age alone cannot be used to determine whether someone qualifies for a mortgage.
Whether you’re 30, 55, 70, or even older, the focus is on your ability to repay the loan—not your age.
Many retirees purchase homes every year using retirement income, Social Security, pensions, investment income, or a combination of income sources.
For many veterans, homeownership continues to make financial sense well into retirement.
How Much Money Do I Need for a Down Payment?
One of the greatest benefits of a VA loan is that many eligible veterans can purchase a home with no down payment.
That often surprises people.
Of course, there may still be closing costs and prepaid expenses depending on the transaction, but the ability to finance 100% of the purchase price is one of the reasons VA loans are considered one of the best mortgage programs available.
Every buyer’s situation is different, so it’s important to understand your estimated cash needed before beginning your home search.
Can I Use My VA Loan More Than Once?
Yes.
Many veterans assume the benefit disappears after purchasing one home.
Fortunately, that’s not how it works.
Depending on your remaining entitlement and previous VA loan history, many veterans can use their VA loan benefit multiple times throughout their lives.
Some borrowers restore their entitlement after selling a home, while others may even have remaining entitlement available without selling.
Every situation is unique, which is why it’s worth reviewing your eligibility before assuming you can’t use the program again.
Why Do Some Realtors Still Hesitate With VA Loans?
This was one of my favorite conversations because many misconceptions still exist.
Years ago, some real estate agents believed VA loans were more difficult, took longer to close, or frequently fell apart.
Today’s VA loans are extremely competitive.
One misconception involves VA appraisals.
Veterans sometimes hear that VA appraisals are “harder” or that sellers should avoid VA buyers.
That’s usually based on outdated information.
The VA appraisal is intended to ensure the property meets minimum property requirements while establishing market value. They primarily look for major deficiencies or safety hazards on the property.
Another feature many people don’t know about is Operation Tidewater.
If a VA appraiser believes the value may come in lower than the purchase price, Operation Tidewater provides an opportunity for additional comparable sales or information to be submitted before the appraisal is finalized.
That communication process can sometimes help address valuation concerns before the report is completed.
Like every loan program, each transaction depends on the individual property and borrower—not outdated myths.
Can I Buy a Condo With a VA Loan?
Yes—but there is one important detail.
The condominium project generally needs to be approved for VA financing.
That doesn’t mean condos are off limits.
Many condominium communities are already approved, and there are ways to verify approval before writing an offer.
Checking early can save everyone time and help avoid surprises during the transaction.

Every conversation was different, but the goal was always the same—helping veterans better understand the benefits they’ve earned through their service.
